To Buy or Not To Buy- Serious FOMO

I am a new investor, at the beginning of this year I took a considerable amount of $$ out of the Stock Market (lucky timing), and started working on building my Real Estate portfolio.  Fast forward a couple of months, I found a great Duplex.  I got it under contract, and then Covid 19 happened.   I considered backing out of the deal, but closed on April 3rd.  I was pretty stressed about not getting it rented, and I vacillated about going with a Property management Group.  Ultimately I decided that I would be missing out on experience and learning opportunities.  I closed on April 3rd, and I had an overwhelming response to my marketing plan 30 showings and 10 applications.  Both sides of the Duplex are rented this Month!  The area around where I bought is a major area for Appreciation in Texas, and the Duplex cashflows $800 per month.  I am knew but I  think this is a good deal. 

Now here is the issue, I want to buy more!   I am watching the Pandemic and looking for good deals.  There is another Identical Duplex that is available across the street from my property, and I could get it.  But I have a serious case of FOMO- am I passing on other deals if I buy now?  

Pros

-Convenience of having all my properties together- easy to manage

-Proven ability to rent quickly

-$800 of Cash Flow

-Area known for appreciation

Cons

-Fear of missing out on something better

-Diversification in areas

Any help would be appreciated!
