Hi Everyone!

I'm Daniel, 26 (soon to be 27)currently live in Raleigh North Carolina.  I stumbled upon this forum when I first decided to sell my primary townhouse 2 weeks ago, as I'm planning on moving in with my girlfriend in a larger property in a nicer area.  I'm renting vs buying because I would like the flexibility short term.

After owning my home for two years and looking to sell my town home, I realized that maybe a better investment ( and learning opportunity!) for me would be to use this as an opportunity to rent out my townhouse.  From my calculations and rent estimates I've done and received from others, It should safely be cashflow positive, albeit potential year-end taxes can narrow my overall cashflow.  I view this as a great experience for me - and honestly if I sold now I would probably never look or learn how to rent out a property or be a landlord for a long time.

Other interests include South Carolina Gamecock Football, outdoors (whitewater kayaking and hiking), and during this quarantine spending way too much time playing call of duty!

Looking forward to meeting everyone and being active on the board!

@Daniel St John

Welcome to bigger pockets Daniel!

Id highly recommend reading Brandon Turners investing in rental properties book.

He really breaks everything down for you and has some useful documents for renting.
