New Member in California Bay Area Real Estate

[b]Hello Everyone,

I just joined BP and have been looking around the site trying to get as much information as I can.

I am 25 years old and a recent college graduate currently working for a general contractor. I have always had an interest in real estate, and am looking into ways to start investing.

My long term goal is to own and rent both single and multi family homes, but since prices are so high here in the Bay Area it is hard for me to raise the money for a down payment just by earning my weekly paychecks.

I have been looking into wholesaling as a potential opportunity to make some investment capital on the side that would eventually get me into the the fix and flip and/or buy and hold markets. I have a friend/colleague that is looking into the same thing in Southern California, and if we are successful in this, will lead into a partnership making various buy & hold real estate investments.

I have been listening to Sean Terry's podcasts trying to understand how to do this, but I am wondering if anyone has been/is familiar with wholesaling in the Bay Area? I am planning to start marketing for motivated sellers in the South Bay (So. San Jose, Morgan Hill, Gilroy Area). If anyone has any experience or advice for me getting started it would be greatly appreciated.
