New to BP - Aspiring Real Estate Investor from NYC!

Hi Everyone,

I'm an aspiring real estate investor from NYC that just recently joined BiggerPockets. I first got introduced to real estate 2 years ago and have been using the time to educate myself (BP Podcast, books, forums, etc.) and save enough money to finally make my first purchase.

I'm currently looking to purchase my first property out-of-state in PA, specifically in Philadelphia or Bucks County. I'm looking into multifamily rental properties that are worth up to $300k. I'm interested in areas where I can find the best cash flow opportunities with a minimum annual ROI of 12%.

Does anyone have any suggestions or advice?
