Investing in Richmond Virginia and surrounding area

I live in Powhatan Va and I converted above my garage to an Apt. I only posted the listing on Facebook market place and the response was overwhelming. I now have it rented out and is working out great. It got me thinking of investing more in rentals. Since then I have been doing tons of research, book reading, and youtube watching. I am trying to figure out and area in Richmond/ surrounding area to focus on. I am trying to figure out should I stay here in Powhatan seems like a lot of people need rentals out here. Other areas I am thinking of is Hopewell around the Fort Lee area or Petersburg. Or the Manchester/ Church Hill area down town. I have heard the Manchester area is the next Scotts Addition. Looking for advice on people that are familiar to the Richmond area. I am thinking to start my portfolio besides the apt above my garage is a single family house that needs some improvement around $100,000. Any advice or tips would be great
