Adu units in Northern California (Bay Area) help!

Hello to all, 

Anyone know any contractors who can build affordable adu units/granny flats in the Bay Area? I’m also open to any companies who sell modulars/prefab. Please help with any information? Any advice and experience is appreciated. I plan on adding a 450-550 sq ft unit which will include bathroom and kitchen. This will be built in my backyard as a rental. I live in Fairfield CA. Please tell me what worked for you and didn’t? Thoughts thoughts...please!
