Desire to learn about real estate development

I have been researching real estate development and would like to hear from folks with real life experience regarding developing land and building single family homes... I realize that there are zoning laws, development issues that can come up with the land itself, difficult decisions regarding where the land should be purchased etc...

I would be grateful to hear from anyone out there that would be willing to provide detailed “real life” experience on developing land....
