First time investor in Multi-family units

My wife and I are building a triplex close to the beach in a popular vacation spot in Florida. We will occupy one of the units as our primary residence and we will be using my VA benefits. Of course, the amount of investment is much more than we wanted, but the spread sheet on local comparisons as well as the Airbnb platforms still show a nice bottom line net profit with a 65% occupancy rate minimum. Since we are building from the ground up, what are some of the amenities that you would add that would make this future listing more attractive to vacationers?
