New Member to Biggerpockets and new to real estate investing!!!!!

Hey, I'm new to real estate investing. I grow up working with my grandfather and dad doing residential remodeling. I am pretty proficient with swinging a hammer. However, I have just started looking into rentals, flips and wholesaling. I currently work as a full time firefighter with a 24/48 shift. I'm looking to supplement my salary around my schedule. My wife and I have 3 kids and she is currently a full time mom. We moved back to my home town of Toccoa, GA where I grow up. It is a rural market with slow growth. I've started looking into some of the creative financing options such as USDA loans, owner finance and Hard money loans. I like the idea of USDA loans but the way I understand them you must owner occupy. I'm not sure how to make this work unless I rent out my basement. Any suggestion are welcome. Thanks!
