Selling a house, or keeping it

I'm wondering if I should keep a house or sell it, it's in a dying area. It needs allot of work. I have someone who wants to rent to own it now, as is, but not sure if I want to take the risk. The house could probably sell for about 35,000., and is in a poor economy in Canada, but if the oil was to pick up again, it could sell for 60,000. or more. I can get 550. per month from the guy who wants to rent to own, but not sure what I should do. One of my concerns is if  I go with rent to own and the furnace craps out,,I'd probably be expected to replace it, or the renter would probably just move out, so is a bigger risk. I'm just wondering what other investors would do. I don't have a mortgage on the house, and own it free and clear.

Rent to own you should not be responsible for any repairs. Well that's how the agreement should be structured
