Discovering addresses of multi-family properties

I currently have some cash from the sale of a couple of investment properties and am looking for an opportunity for a 2-4 unit investment. The market is inflated in my area so I’d like to obtain an address list of property owners in my area that don’t currently have their property listed for sale and send a mass mailing expressing my interest in purchasing their property. My theory is that owners may be interested in avoiding the hassle of listing their property for sale, paying a realtor commission, etc. I’ve also found that properties listed for sale are overpriced, trying to maximize their value and make if difficult in this market to pencil out economics as an investor. Does anyone have any tricks or tips on how to obtain a list of multi-family property owners and their contact information? For example navigating the auditors website (a tricky endeavor unto itself) or other resources. Thanks for your time.

The ease of this is going to be dependent on your county auditors website.  In Columbus, OH we are able to pull this information but it has to be refined when exported.  You can use a virtual assistant for help with this to save yourself quite a bit of time.  With any type of mailing "campaign" you're going to want to plan  how long are you willing to continue to pay for mailers until you get a lead that you're able to covert.  The engagement rate for mailers is low and if you are not dedicated to a long term mailing campaign you may want to look at other strategies.
