Multifamily Rental for Young Beginner LA Area

I'm 22 and live in Long Beach, CA. I'm working on getting my real estate license. I have a yearly income of about $23,000 in two jobs combined. I have a $22,000 car loan as my only debt. My goal is to get a duplex or triplex and live in it. Then hold and repeat. Any advice on how to earn the down payment for a mortgage price of around $500,000 in this area 30 min fron LA? Considering my age and my income? Any comment is appreciate it. I'm hungry and motivated for this goal!
