Would you consider this a good deal?
I have a 3br house around 1200 sq ft in a small rural town in northern Iowa. I purchased it for 40,000 I painted it replaced the furnace, new carpets in the bedrooms and a bathroom renovation, I'm into the house for 45,000 (I do all the work myself except for the furnace) Property taxes are 1k per yr. The house will rent for 725-750 and I rent out the back garage already for 70 bucks a month. assessed is 68k and supporting comps at 71k and 73k. Very little appreciation. What do you guys think? Any feedback appreciated
