New Investor in Seattle Area - Properties around Casinos?

Hi BP members,

I'm Jimmy and a new the forums but have been listening to BP podcasts for the last few months. I'm looking in the Greater Seattle area for a BRRR property. Recently I found one in Tacoma near a new casino being built. It's a very big casino. My question is, is that a good or bad area to buy properties? Purchase price is $260K (3 br, 1.5 ba) and the houses around the area are selling for $320K-$350K.

Is it just about the numbers or would the type of renters matter too.

Being near a casino has almost no impact, especially a newly built one.  The only exception would be if the street will see a lot of traffic or it directly backs/ fronts the casino.  In my area Pechanga Casino is right in the middle of Temecula and the area around it is quite nice.
