Starting From The Bottom

Hello! - I am not new to bigger pockets but I have not been active in quite some time. I am still a newbie investor though. I have been sidetracked for a while but have been more motivated recently to try to make sense of real estate in some form. My interest in it has not waiverd and I really want to give it a go. I am currently reading the BRRR method book from Bigger Pockets to gain more insight as well as reading online frequently. I am hoping to find a mortgage underwriter and/or hard money lender local to me here in the Richmond (Chesterfield) , Virginia area that would be interested in working with me. I would like to have someone that can go over my situation with me and guide me on how best to get to a point where I can qualify for different options like FHA, FHA 203k, etc. from a first time home-buyer or investor standpoint. In return of course, I would benefit from working directly with this person exclusively starting out for any mortgage underwriting or "cash offer"/financing needs in future deals as well. I am also open to other ideas of compensation and added value to you as well including referrals of course. If you or someone you know can help please reach out! Thanks!
