Newbie to Chicago - looking to BRRRR

Hi I'm new to investing and excited to be here! I own an event management business and we put on 5k Races and do race timing. We are finally turning a profit so I have some funds to invest and was considering AirBnB as a way to get something down south (away from the Chicago winters). Big surprise here... I finally read Rich Dad Poor Dad and it gave me the real estate bug. So I read an AirBnB book (not encouraging) but then Brandon Turner's Rental Property Investing kicked me in high gear and I started reading all of the books BP has published. My first intro to BRRRR wasn't of much interest to me, but the more I've read the more I love the strategy and have decided that's what I want to do. Looking for 2/3 bed single families currently to get the ball rolling. So I've read a few books and feel like I'm ready, but I'm also aware that most of what I learned in Business was AFTER college, not in college. So I'm ready for some real world learning and hoping to make some real world contacts that will be mutually beneficial for them and me in the process.
