Green Member Exploring Investment Strategies

Hello BP Community,

I'm a recent College grad with a full-time job in the aerospace industry looking to start hustling on the side with Real estate. 

I've completed my Massachusetts Real Estate course and plan on taking the exam within the next month to become licensed. I'm taking this route to familiarize myself with markets, KPI's and nuances as a whole so I have a better background when I start to go into my own deals.

For my first deal I'm looking to get into an owner occupied multi-family somewhere here in the Western Mass area. I've began analyzing deals regularly and know that I want to take the FHA route for financing.

I would like to keep building a portfolio of multi-family units and eventually get into apartment complexes to get to the point where I can go full-time in real estate via a 1031 exchange. Where I'm having trouble is nailing down a specific niche I should be focused on to get there. I don't see many events coming up in the area but am always willing to meet for a coffee to discuss opportunities & strategies to consider!
