Newbie from San Francisco - want to learn out of state rentals

Hi! I've been trying to learn as much as possible about real estate and rental properties. So far I've figured that the Bay Area is just too expensive and considering out of state rental properties. Looking to get some advise on things I should be looking out for and how to learn about different markets across the US as a newbie.
