Hello BP community! My name is Michael. I am 25 years old and new to the world of real estate investing. I own a small business, and the dedication required to start and grow my company has limited my bandwidth for other investments, but the work I do allows me to wear headphones for 8-10 hours per day. You know what that means... podcasts and e-books! I've spent the last year or so acquiring a poor-man's education to real estate investing, as well as saving meticulously for a down payment. I am now ready to pull the trigger on my first rental property! A couple things to note:

*I have saved for a down payment, but that doesn't mean I would like to make one. I am currently in the process of being pre-approved for a mortgage to see exactly how much cash is available to me via traditional methods, but I would prefer to get creative if possible. I love the idea of seller financing.

*I am focused on multi-family residences with 2-4 units.

*I love to work with my hands and have a decent working knowledge of plumbing, flooring, etc. Enough to make repairs and earn some sweat equity through minor renovations.

*My goal is to purchase my first rental before January 2020.
