Howdy BP!

My name is Travis Lucy, and I’m an architect / husband / father from Austin, Texas.

I run a small firm that takes on a broad range of project types, mostly in Central Texas.

Full disclosure: I joined BP a while ago, became distracted with other stuff, but now I’m back and this time, it’s serious.

My reason for being here:

  1. Help others by providing insight related to land development process, construction / renovation process, design, entitlement, code...architect things. Especially around Central Texas.
  2. Learn about multifamily investment and get started as an active investor.
  3. Meet future team members & collaborators.

My real estate experience:

  • Flipped a couple of single family residences: designed, permitted, and mostly self-performed construction. (And that’s enough of that.)
  • GC’d a few single-family renovations and one new construction custom home.
  • Worked in architecture for 18+ years on a broad array of project types: from large-scale university science buildings, museums and hotels, down to small house renovations. Most of my experience is multi-family, mixed-use, and commercial.
  • I also managed syndication for a 50,000SF mixed use office building (currently under construction), while previously employed at an architecture firm, and that’s what got me hooked on RE investment.

My real estate investment goals:

  • Participate as an architect team member for multifamily syndicators, assisting with ground-up development or renovation feasibility work, design, and creation of marketing / capital campaign materials. I’m interested in ‘sweat equity’ arrangements: reduced up-front cost/risk for the syndication team by deferring architectural fees, in exchange for a preferred or common equity position.

Example: I'm currently helping an apartment owner boost NOI by converting an oversized leasing center into 3 additional units and a right-sized leasing office.

  • And, I want to buy, improve, and operate my own rental properties. I expect to start with a 2-8 unit purchase in January of 2020. I’m currently in research mode, studying markets, property management candidates, Texas landlord law, and listening to Brandon and David a lot.

I might hit you up soon Travis! I lend private money for spec builds and developments here in Austin. Always like to have a second opinion of the viability of projects before we close them. Especially with the new Land Development Code on the horizon. I am part of an organization here called the Austin Infill Coalition. Good group to be a part of if you want to try and shape that code!

Let me know if you ever know of investors needing capital for projects.
