Wanting to invest more
I own a duplex and a single family home. I want to invest more but I don’t have access to any equity. My biggest interest is in buying and renovating multi family homes, I don’t have a bunch of cash or access to equity in the homes I own, but I’m willing to break my back working on homes to build equity in them so I can do this more and more. Can someone point me in a direction of where to look for creative financing strategies??

If you have no money and no equity to tap into then what you need is a partner. Someone that will come in put the down payment while you do all the repairs. Not everyone will do that. It takes time, networking with other investors and building those relationships. Most investors won't bother with it because they can pay their contractor and be done nor do they have to train them on what to do. But with an unknown person that is a huge risk. Put yourself in their shoes. Some guy you just met wants to work on your house.
Now if a seller offers financing that could work in your favor.
Your best bet is to start attending as many Real estate meetups as you can each month. Start building that trust and relationships with other investors. It really does work. I get several offers from multiple wholesalers each month as well as renters in need of a place sent my way. All through networking, shaking hands, meeting investors at meetups. If someone can't see the value in that than honestly I don't know.
