Best Property Management Software

Hi BP - I'm looking at recommendations for property management software. What is your opinion of best software for a small portfolio (less than 100 units) - primarily multifamily, some commercial (office/industrial)?

Specifically looking for:
- Cost - Best bang for the buck
- Reporting - Detailed Monthly, Quarterly, Annual Report capabilities
- Ease of use - Too many unnecessary bells and whistles tend to over-complicate the software
- Invoicing - Vendors/Contractors/Clients/Tenants
- Online Payment acceptance for Tenants

Thanks everyone!

@Don Pearson  I've been using Buildium for about 8 years, and I really like it.  Pretty easy to use!

@Don Pearson I use a software called Beaver. It's focused on accounting and easy to use!
