Start with Google. If you can get your hands on a OM, go through it line by line to understand how a deal is set up, what expenses to budget for etc. Even better, get an excel file the OM was built on. For more higher-level material, you can check out sector reports at IRR.com and look up every term they use. This should familiarize you with the terminology and how investors think about markets. For MF, The Very Best Apartment Syndication Book Ever from Joe Fairless comes highly recommended.
