Hello new member here looking to invest.

Looking to invest in some rentals in my local area. I am the sole provider for a family of 5 and just about all of my full time income goes to my current bills. I do work on the side and I have saved up about 46k cash total to start this investment. I would like to only put 20-30 down to start out. I have about 100k in equity in my current home but I dont want to pull cash out and be over my head on it. 

I have contacted a local realtor I trust and plan on doing buisness with. I still need to get some financing in order to fund the rest of my first rental. 

Any advice is appreciated,
