New member, re-visiting real estate.

Greetings to all, I was a residential real estate agent for around 9 years, a property manager for the company I was associated with for the final few years before moving into the mortgage side. I worked as a loan officer for several local and regional brokers as well as federally chartered national and international banks for about another 9 years.

I left the industry for some personal issues in 2004 have been in consumer sales (retail) from 2004 until about a month ago. I finally burned out on that and have been kicking around what I wanted to do when I grow up. ;)

The 18 years in real estate were fun but I don't know that I want to go back to that side of the business unless there was an incredible opportunity. I'm considering trying out the investor part, maybe a little wholesaling a little rehab/flip maybe even long term rentals at some point. I always enjoyed the numbers part of the business more so than the 'emotional' selling part of it. Its why I went into the finance end, the numbers are the numbers.

My concerns are I've been gone for almost 8 years and how much may have changed. I'll be looking around the site to bring myself back up to speed, but I'll likely need a little help as I go along.

I will appreciate any tips or advice you may wish to throw my way!
