My BP introduction / New Jersey

Hello BP, My names Matt and I’m 35 years old and live in Cape May, New Jersey. I own and operate a small painting business and have been looking to investing in real estate. I have a 3 yr old daughter that is everything to me and my main goal is financial freedom to spend more time with the family and to have her set for life when I’m gone. I learned a lot of life lessons at an early age and know better to jump into anything with out doing research first. I’ve been reading and studying and have come here to learn as much as possible. If anyone has any direction, or books that are a must read or greatly helped you please feel free to share with me! I love to learn and I am extremely motivated as I still work 7 days a week including a second job I don’t technically need but anything to help me advance right now is a go.

I’m looking to buy rental properties and multi family properties to rent. I already own a house that I bought foreclosed but I cannot refinance and take out money “risk the house” because my fiancé is against it so house hacking is out of the question unless we ever can put the house in just her name.
