Hello, my name is Anthoney Hanks. I recently started listening to the podcast and excited to learn new ideas. I am a licensed realtor coming up on 4 years in November. One goal this year is to get my broker's licenses. But real estate is my after hours work. By day, I am a developer with about 18 years experience. 

I got into real estate because I could not bring myself to pay 6% to a realtor when my house was going to sell itself. So I bought an online course from Groupon. Six month later I passed my RE exam. 

I have been wanting to buy a flip and eventually rental properties. For two years I flounder around looking for something, but always had a reason not to do it. Finally, I made the plunge. I jump in on a house that needed a lot of work. My wife, her sister and I have done a lot of the work. I wanted this to be a learning experience and it has. I lost half the square footage and had to rethink my market. I was trying to help someone by letting them work for me and it turn out bad. Did not do a good job of budgeting to cost of renovation. It has taken way longer than I wanted. But funny thing is, I am ready for my next opportunity. Using what I learned to do better.
