I'm in the process of purchasing my first home (currently renting a room). I found a house that is categorized as an "estate sale". What are some pitfalls, besides the usual property inspections, that should be taken into consideration when buying this type of property? What are some negotiating levers that you have used to reduce asking price, since the owner is unavailable?
