New Investor here from the coin laundry industry!

Hey everyone! 

 I come from the Coin/Card Laundry industry. I purchased my 1st store in Socal about 13 years ago and now have a few interested buyers checking it out. I am looking to start investing in some apartment units, preferably around 30+ units. I just struggle with the low ROI, the coin laundry industry is very lucrative with 20-25% cash on cash return. Like every business it does have its headaches, especially with employees. I have paid more than $1m in rent since I have owned this place so it's time to either own my own coin laundry with property or wet my feet in a apartment building that can give me $150-200k a year net.
