self directed ira..pulling money from my edward jones account

Hey guys i have a question.  I am trying to gain access to my 18k that i have tied up in two seperate funds both that are through Edward Jones.  I was reading where i can do a trustee to trustee transfer from my edward jones ira account and turn it into a self-directed ira without being accrued a 10% penalty or tax penalty.  I was wanting to use that 18k towards an investment property i am seeking to acquire..any input or suggestion if this is even feasible and if it is the easiest way to go about it...what  custodial companies would you recommend..thank you for time and consideration in hearing out my question
