New to investing around 46036 zip

Hello my name is Chris , starting to look at investing very soon  . We just got a home from a investor for us and working on it . Looking within the next year or sooner to start doing a home to sell . I grew up around investors and house flippers  . Tampa and hyde park in the 80's . I have always wanted to do this and have read a lot.  But never made the jump .  Ok question  there is a investor out here that has properties that he finance ie  3/1 @1k down and 300 per month for 60 months . It's a fixer upper.  And I know what I'm looking at and know what to fix to get a return . A lot of plaster work and I know how to do that.  Would this be a good start . If the numbers are good . 

.like this property  is 4/1 @ 23k at 2500 down and 375 a month for 60 months . Lets say it needs 10k 

ARV is 43K , making 10k . This was all pulled for nothing and is a example.
