Out of State Investment

I'm a 26 year old new investor.  I bought my first two family last year and would like to buy another smaller two family or single family to rent out in the next few months. Any help would be appreciated.

I'm considering out of state investing in Tampa or Detroit, as New Jersey deals are harder to find. If anyone is familiar with the rentable areas in Tampa or Detroit. I'd like to connect.

@Hai Loc - I've heard that as well for the overall advice, but I also see celebrities making large investments in certain parts of Detroit. That's why I'd like to find someone who is on the ground there as they would know which areas would be a complete bust
