New Member - OOS Investor in Vegas Intro

Hello everyone!

I've been reading on the forums this past week and I'm really impressed with the BP community! I started investing in real estate at 22 years old while I was living in Alaska for work. The market is not so impressive there so I wanted to purchase out of state. At the time, I knew I was going to move to Las Vegas so I began looking for properties. This was in 2016 when the market was a bit more investor-friendly (oh things have changed). I ended up buying two holds which have now each increased about 50K in equity solely on appreciation. Both tenants are great and the monthly cash flow on one is amazing.

With the current Vegas market, I once again find myself in a city where finding a decent cash flowing property seems impossible. This past week, I've realized that investing OOS worked for me before so why not again? Specifically, I'm looking for low priced homes that I can flip in the midwest: Ohio (mostly Toledo), Indiana, and Georgia. Haven't looked into other states yet. I'm pinpointing certain cities that I like and constantly looking at listings. My OOS investment strategy is a bit different because capital is tight. I have no problem flying out to a property and doing as much of the work myself as I possibly can. Only cosmetic things like flooring and paint. I actually added stone to my fireplace this past week. I'll attach a photo.

All in all, I've realized that real estate investing is seriously my passion. I appreciate all the forums and info on here!

WOW! You have an awesome story. I am willing to bet if you keeping crushing it that we will all hear you on the podcast one day. Most people in the newbie section are not anywhere near to what you are doing. I appreciate you being here because its clear that you already have experience, will to go out and execute, and passion. Keep on keepin on.
