Hello All, I am a newbie.. some advice needed..

Started my research and found a few properties, but I am having hard time finding local area realtors who would help me.. Most of them do not call back or may be not interested in 30-40k property dealings. Have you guys seen this? Or I am doing something incorrect? Should call the listing agent directly if I want to do a cash buy? Please help..

I am a total newbie in this and lets see where i can go.. thx
