Newbie wanting to relocate for retirement

Hi All,

Unsure where to start so here I am. Bought a brand new home 20 years or so ago in rainy Washington state and recently sold it for a happy profit after redoing/upgrading almost everything inside & out over 4 months. Took a nice long vacation after becoming kid-free and house-free and now looking for my next home somewhere warmer, drier, and ridiculously affordable in comparison to Seattle, WA.

I've been reading the forums here for months trying to learn as much as possible about finding a deal that fits me. Likely will be making a deal with a wholesaler for my next place and this seems like the best place for honest information since I keep bookmarking pages here and returning weekly.
