To do’s as a Tenate agent/representative

Hey, everyone I am a newly licensed agent in Brooklyn. NY. I have a client who wants to rent an apartment. I found an apartment and he wants to view it. The dilemma is I don’t know what to do if he intends on leasing the apartment. What’s the next step if he does like the place? 

The agent representing the landlord, says they’re going to spilt the broker fee 50/50. However, I don’t know what paperwork to make my client sign or what documents do I bring to the viewing?
