Buy & Hold Baltimore City

Hello Everyone,

My name is Bendrick Smith.  I been a memeber of Bigger Pockets for sometime now and I’ve soaked up a lot of knowledge during my time here. Looking to purchase my first investment property this year. 

I currently live in Northern VA area but I can't afford any buy and holds/flips in my area. So I been eyeing the Baltimore area because a couple of my colleagues own property there. The rental income they are receiveing sounds unbelievable.

I’m currently working with a wholesaler to find me a deal. There is one on the table that I’ve inquired about but I haven’t seen the property yet. Does anyone know anything about the Sheridan Ave area in Baltimore? 

The asking price for the property is 50k but can rent anywhere  from $900 to $1050. No work needed. New furnace, Kitchen, and roof.

Hi Bendrick! Welcome to BP. Great post as BP Baltimore investors will be able to provide further direction.

While I'm unaware, specifically of that area, might I recommend other paths to acquire and/or verify the neighborhood itself.

  1. Have you reached out to your Real Estate Agent for information on the neighborhood? 
  2. Drive through the specific street to see the quality. Clean? Trash on the ground? Boarded houses? etc.
  3. Crime maps on various sites (trulia, for example).
