Hello from newbie Zach Watters

My name is Zach Watters and I'll likely be leaving San Antonio, Texas (I know, amazing housing market) and moving to New Haven, Connecticut this coming year for graduate school. I've been a school teacher the last four years and have earned enough to make a 10-20% down payment or get an FHA loan. I'm completely new to this, but I've been reading Brandon Richard's "Book on Rental Property Investing," and I'm very committed to doing what it takes to buy a house and start renting for some cash flow. Any starting advice would be appreciated, especially on how to meet people that could help.
