Newbie Investor In Terxas

I am a new investor in the Permian Basin in Odessa Texas right smack dab in the middle of the oilfield. The oil industry is booming and so is this area. Real estate is sky rocketing and literally flying off of the hypothetical shelves here. I have only been in the investing business for about 6 months. I would really like to get into wholesaling and fix and flip to jump start my company and get some cash flow going.  

I have been looking feverishly for my first deal. Driving around looking for vacant houses to send letters to, searching Facebook and craigslist and scanning the mls so much that i am sure that i am driving my realtor crazy with the comps and numbers game. I have been to several classes and club meetings. I feel like i have read and studied to the point that I am a bit overloaded with information. I think what i really need to do is just finally pull the trigger and just get started. 

Unfortunately i don't have a ton of cash in the bank to just go buy a bunch of properties and see how it goes or an 800 credit score to run down and get a loan for a property that i may find. So i have started looking into hard money lenders. I had searched google for any suggestions for introductory letters to send to HML's and found this website. I have browsed a bit and noticed that people are actually interacting unlike other websites i have looked into so I decided to give it a try and see where is goes from here.
