BRRRR Investing South Jersey

Hello BP! I am new to real investing and just went Pro here on BP! I am still in the process of networking and educating before jumping into any deals. I want to have a solid plan to suit my long term goals before I jump into anything. The two investment opportunities I'm interested in are fixing and flipping and the BRRRR strategy. I want to start locally in South Jersey before expanding out of state. Just a few questions on the South Jersey market:

1) Are there SFR BRRRR opportunities in SJ? Property taxes are extremely high here and seem to make it difficult to find deals that make the number works

2) What is the fix and flip market in SJ like right now?

3) What are typical seasoning periods from any lenders you have borrowed from in the area?

4) What are the best ways to find motivated sellers in SJ? (Direct mail, driving for dollars etc)

5) What are some of the best cities to invest in? I live in Vineland, but am also interested in investing in gloucester, deptford and atlantic county areas. Does anyone have experience investing in Millville?

Any insight or advice would be great guys! I look forward to networking and forming relationships with lots of people here on BP!
