New Construction in Santa Rosa Calfornia

Josh Malgieri
Posted

Hello BP community, I'm curious if anyone has experience with SFR new construction costs in Sonoma County. I'm considering purchasing a lot in Coffee Park, Larkfield or Fountaingrove areas and building a SFR between 1400sf and 2500sf. Perhaps including an attached ADU. The home would be 2 story to save on cost. I have managed about 20 remodels however I don't have experience with new construction. I also have most sub contractors available so labor is not a problem for me. Many of these lots had an existing home that burned in the 2017 fire and have reduced permit fees. Any info from anyone who has built from the ground up would be greatly appreciated. Thanks!

Hey @Josh Malgieri. The average costs per sqft in Coffee Park and Fountaingrove are very different. The market will not support a luxury build in Coffee park, especially with all the new construction in the surrounding areas. But Fountaingrove on the other hand is almost "required" to be more of a high end build because of the quality of that neighborhood. So because of that your numbers are going to be a little off for ballpark estimates. But I do know of a builder here in the area who is very cost effective when it comes to new builds. He may be able to help you with you estimates and deciding which neighborhood to invest in. I'll PM you his info.
