Newbie in Miami, Looking to partner- Multi-Family and Apartments

Hello all! 

I am new to real estate and would like to find out more information about getting in the investment aspect of it. I am an accounting student in my last year of college and I am taking the Real Estate Associate state exam in May. My wife is CAM and an Architect student. We are both wanting to invest and want to know how much cash should we put down on our first Multi- Family property?

We don't have any cash to put down right now but we are partnering with a friend who has the cash to put down. How do we set up the partnership contract and terms? Please provide as much advise as possible. Thank you!
