New to BP. SoFl to Colorado Springs!

Hi everyone! I'm Kim Talana, new to being active on BP. I've been listening to the podcasts for months and finally got into the forums!

I'm originally from Miami, FL. Became a registered nurse and moved a whole 30 minutes to Pembroke Pines for about 4 years. Now I'm in Denver, CO because the insurance company I work for opened new office here. I work from home and travel A LOT around the state, which has made me want to start investing.

From my few months here, I've fallen smitten with the Springs area. My husband and I have decided it's time to make our move and invest there. We're looking for a realtor and a mortgage lender/counselor to help us get our investing started.

As a nurse and my husband being a personal trainer, I'm not too sure what skills we can offer (yet!) But we're more than happy to meet over coffee or lunch to connect with other like minded people in the area!

Hi @Kim Talana and welcome to the forums! As far as lenders go here's my take; as a Realtor myself I find it easiest to have my clients go through lenders I have worked with before. The reason is I know which lenders:

do a good job

stay on top of the necessary tasks

know how to be creative within the rules (some people don't fit into the standard mold of a buyer, and some lenders don't know how to get them approved, and some lenders know how to get them approved)

and which lenders can actually close deals.

Another reason is, as someone like you who wants to invest, not all lenders are experienced in it. So my recommendation would be to have your agent recommend a lender to you. That's why I think it's important to work with an agent who has worked with investors before and therefore worked with lenders who have worked with investors before.
