Newbie Flipper in Miami, Florida

Good afternoon all,

My name is Matt and I am currently looking to get into the REI space in Miami, FL. I am currently working full time and trying to do this part time till i get it to a point were working a 9-5 doesn't make much sense anymore.

My main issue right now is finding a deal.  I understand that without a marketing scheme (mailers, etc..) within my business it will be hard but I am really just trying to get started.  I am tired of being in that analysis paralysis stage and need to pull the trigger.  I am not however trying to jump at the first thing that comes my way.  The numbers need to make sense!  My plan is to flip a house and use the profits to start marketing.

I currently have roughly 150k (for down payment and rehab cost) to start and have a few hard money lenders with pre-approvals. So i guess what I'm looking for is to get put onto a few wholesalers list.  

I also have a GC and a Realtor on my team that are ready at moments notice.

If anyone has anything please let me know!
