New Agent Seeking Advice

What's up Bigger Pockets?

I am soon to be an agent and want to get off to a good start. So far, my focus has been on general real estate education by listening to most of the BP podcasts, watching webinars, and reading books and forums. I have attended a local REI meet up and met with a buddy who is currently investing. I hope to continue doing all of these things regularly.

I know that many things I will not learn until I actually experience them, but what else can I be doing now to prepare myself for when I get my license?

Experienced agents:

Is there anything you wish you would have known/done when you were getting started?

What do you think separates new agents who succeed vs those who fail?

Thanks in advance for any advice!
