Investing in the Willamette Valley

Hello all. Thanks for having me. My name is Eric Swanson and Im somewhat new to investing. I started about 6 years ago when I bought my first duplex in Albany Oregon.  I bought and sold a couple and now I own 3 properties that all cash flow a little. All in Corvallis. This last year I decided to try and jump into real estate full time so I went out and got my brokers license. If anyone thinks we could help each other. Im having a little trouble finding deals, probably not know where to look. If anyone thinks we can help each other. I have done multiple hard and private money loans before. Im open to any type of investing. Would love some input.
