New Learner in Delaware County PA

Hello everyone,

I'm Mike from Delaware County, PA. My girlfriend and I are in the information gathering stages looking to house hack our first home in a year or two. We're not in a rush but we don't want to be on the sidelines too long either. We've got some capital and are confident we can implement some of the creative techniques we've seen when the time comes. 

We've recently joined an investors group in the area and want to improve deal spotting around our area. This forum is great for seeing real examples of the strategies mentioned in books. I've also found so much PA specific information already. I appreciate all of you for building this community and hope to contribute soon. Thanks.
