Hello, Bigger Pockets

I am new to the real estate community. I want some insight on how to wholesale properties. How do you find sellers and buyers? I have limited funds for marketing so what is the best way to find motivated sellers and buyers. Where would i find good contracts to start the process?

@Markens Chateau Wholesaling is an advertising/marketing gig. I understand you don't have the budget but know that it will be slow going without a budget. I think you will need to go for value marketing. To me, this includes bandit signs (check for legality and best ways to use them in your area), door hangers, and knocking on doors. All of these are pretty cheap. about $2/sign, $0.05 per hanger, and knocking is free but be prepared to have some upset people. It is a tough job. Also be sure to learn how you need to write your contracts if you are going to assign them or know the rules of your title company if you are going to do a double close (some will make you bring bridge funding). To find buyers, you will want to be involved with your local investing groups. You can also post your properties on here.
