Next Book recommendation

I'm a new member of Bigger Pockets and new to REI. So I am in the education phase of my journey. I'd like to learn as much as I can in the next month and then start taking steps to invest in small multifamily properties.

I have just finished The Book On Rental Property Investing and will be attending the Webinar on Multifamily properties. Additionally I will be attending my first REI group meeting in Olympia.

Any suggestions for my next REI book?

I'm only about 30% in and am loving how many of his concepts have crossover to "root cause analysis" and "5Ys" and many of the standard problem solving and Six Sigma principles that you learn in manufacturing.  I think that's primarily why it's been such a lightbulb moment...or book rather.  

Btw, I'm a HUGE fan of Mike Michalowicz, but it's worth mentioning that a lot of the principles in Fix This Next came from this book, which is one of my favorites of all time:
