Over 100k in equity! Mother wants to sign home over to me.

hey guys!

I’m currently living in one of my moms properties.130k is left on the mortgage but the comps in the area are in the upward 270k to 300k.  I pay all bills here including the mortgage and taxes etc. My mom discussed with me the other day she would like to sign the property over to me but she still owes on the loan. 

My question is, is it possible for her to sell the property to me for under market value ? What’s the best way to approach this situation?
